Carter has developed dynamic multi-use districts anchored by major athletic and civic facilities, and on and adjacent to college campuses, throughout the United States. Our team has served as the master developer for numerous large-scale projects, working with cities, teams, and universities to create places that people want to gather, live, shop, and work.

Carter’s purpose is to make a difference by creating places and transforming communities so people can thrive. To create thoughtful plans that align with this vision, we utilize a Purpose-Driven Approach to master planning. This process marries our development expertise with engagement from key stakeholders who have a vested interest in a project’s success. Our experience—paired with stakeholder input—informs a plan that is both thoughtful and feasible.

Throughout the process, we work closely with project partners to create site plans and establish design guidelines through charettes and visioning sessions. Our team has significant experience managing entitlement, diligence, and more. Once a plan is developed, we carefully curate retail and tenant mixes to best serve each project, focusing on merchandising, placemaking, and activation of the space.

ESPN College Game Day

Our current development, Summerhill, surrounds Georgia State University’s Center Parc Stadium (24,333 capacity), GSU Convocation Center (8,000 capacity), and future baseball and softball parks (capacity TBD). The project includes market rate multifamily apartments, student housing, for-sale townhomes, 50,000 SF of “Main Street”-style adaptive reuse retail and restaurants, and 85,000 SF Publix-anchored shopping center with more to come. The site has played host to ESPN College Game Day, the annual MEAC/SWAC HBCU Kickoff Game, major concerts including the Foo Fighters, Drive-In Theater performances and many more events throughout the year.

We previously served as the master developer for The Banks to develop the 18 acres between Paycor Stadium (home of the Cincinnati Bengals) and Great American Ball Park (home of the Cincinnati Reds), creating a lively entertainment destination with multifamily, retail, parks, and more on previously undeveloped property.

Carter also has extensive program management experience with colleges and universities. We have served as an owner’s representative for capital projects at the University of Georgia, Georgia Tech, Emory University, University of Louisiana at Lafayette, and many other schools around the country.

Recently Carter was selected by Wake Forest University to be the master developer for the redevelopment of its stadium district to add retail, restaurant, experiential, and residential uses that will benefit residents, students, and visitors alike.
