Denise’s responsibilities include financial reports, owner reporting, cash-flow analysis and budget review with a focus on student housing and multi-family projects.  

Denise has been on the Carter Accounting team since 2012. As Senior Accountant in the Development Accounting group, her focus is on student housing and multi-family projects. She is responsible for accurate and timely financial reports, monthly and quarterly owner reporting, cash flow analysis, and budget review for Carter properties and projects. She reviews monthly financial report packages by external property management companies to assure compliance with accounting standards, capitalization policies, lender and owner reserve requirements as well as compliance with other agreements and contracts pertaining to fees and commissions. 

Denise also develops cash schedules and analysis for asset managers as requested, including analysis and reporting of lender- and owner-restricted cash, analysis of owner’s equity, and cash projections. She maintains and prepares any state or local government-required reporting that may include franchise taxes or other municipality report compliance.

Prior to starting at Carter, Denise was a Senior Development Accountant at The Community Builders in Boston, a non-profit real estate developer of low-income and affordable housing, where she managed the accounting for multi-family properties. She also worked as an Acquisitions Analyst at MMA Financial and at Lend Lease as an Investment Management Associate. 

In her free time, Denise enjoys travelling, playing tennis, attending plays, watching movies, and reading.
